The Lake:
Toddy Pond, more properly
referred to as a lake, is one of the larger bodies of fresh water in
this region, with a length of 14 miles and depths in excess of 10
ft. For fishermen, Toddy is veritable paradise – offering salmon,
lake trout, perch and other desirable fresh water fish. For those
interested in water sports, this body of water is ideal for all
forms of boating and sailing. And, of course, swimming in a deep
water lake such as Toddy is an experience that just cannot be
matched by a pool or small pond.
The Sub-Division:
Lakeview Acres is an approved
sub-division having been certified by the Town of Penobscot and the
State of Maine. Lots range in size from 2 to 12 acres, with 22
situated on the shore, and the remaining 26 on adjacent land. The
project has been laid out with a loop road, and with about 15 acres
of ‘common areas’ for the enjoyment of all lot owners. A special
boating access road has been designed to launch boats quickly and
safely.
A “lot owners association” will
be organized to establish standards of use of common areas as well
as to maintain the roads during the vacation seasons.
Restrictive Covenants” In order
to set a uniformly high standard of use of Lakeview Acres, all land
deeps contain a series of restrictive covenants as follows:

All lots shall be used for
single family residential purposes only.

No mobile homes or camp
trailers shall be maintained on premises.

No lots shall be further
subdivided without municipal approval.

All buildings will conform
to certain minimum road and lake set-back.
Assessments:
The annual assessment mandated in the LAHA
by-laws
$250+/- per lot. Yearly real estate taxes are $210+/-
